アセットマネジメントアソシエイト/ Asset Management Associate

A renowned global real estate investment firm is searching for an Asset Management Associate. The chosen applicant will be responsible for managing the financial performance and strategic direction of real estate assets.

Responsibilities:

• Achieve financial objectives of assets under management, including preparing annual budgets and presenting property strategic plans
• Collaborate with Property Managers and consultants to identify and implement asset strategies to enhance value

Appoint and partner with external specialists such as leasing agents, retail consultants, and construction managers to execute strategic property plans

• Oversee construction projects and asset enhancement initiatives, working closely with Project Managers to meet investment goals
• Prepare analysis to support investment decisions related to acquisition, operation, financing, and disposition of assets
• Coordinate the annual external appraisal process for investment properties and ensure the timely delivery of required information
• Work with internal functions such as legal, compliance, and fund operations to support asset management activities

Identify, evaluate, and manage asset management risks, including operational audits, compliance issues, and FCPA matters

Requirements:

• More than 5 years of direct related real estate experience
• Experience managing various types of assets, including residential, retail, office logistics, and hotel across Japan
• Experience in drive-related processes and the ability to execute on such processes
• Knowledge of the Japanese market, major real-estate sectors, investment structures and regulatory requirements
• Good working knowledge of Argus or other similar CF Projection software
• Strong communication skills
• Proficient in written and verbal English and Japanese
