- Develop and maintain integrated master schedules for multiple concurrent data center development projects
- Consolidate design, procurement, construction, commissioning, fit-out, and operational readiness schedules
- Integrate contractor, consultant, equipment vendor, and delivery partner schedules into the overall project program
- Establish dependencies between project phases, work packages, and key project milestones
- Review schedule logic, sequencing, durations, calendars, constraints, and assumptions
- Maintain baseline, forecast, and actual schedules throughout the project lifecycle
- Develop detailed schedules covering design, permitting, procurement, construction, commissioning, and handover
- Define project milestones, work breakdown structures, activities, relationships, and completion criteria
- Incorporate authority approvals, utility connections, long-lead equipment, and customer delivery requirements
- Perform critical-path and near-critical-path analysis to identify schedule bottlenecks and potential delays
- Analyse float consumption, milestone movement, and changes to activity sequencing
- Evaluate the schedule impact of design changes, late decisions, procurement delays, and construction issues
- Conduct schedule scenario analysis to support project decision-making and risk mitigation
- Develop schedule risk registers and mitigation strategies for critical delivery risks
- Monitor progress against approved baseline schedules and investigate schedule variances
- Verify actual progress, completion dates, remaining durations, and reported contractor performance against site conditions
- Review contractor recovery schedules and corrective action plans for feasibility and effectiveness
- Assess contractor and vendor schedules for quality, completeness, logic, resource assumptions, and contractual alignment
- Challenge unrealistic durations, excessive constraints, unsupported progress claims, and incomplete activity logic
- Review procurement schedules for critical and long-lead equipment from specification through delivery and installation
- Ensure vendor procurement and manufacturing schedules are fully integrated into the master project schedule
- Lead the implementation and standardisation of advanced project scheduling tools and methodologies
- Establish owner-controlled scheduling standards, work breakdown structures, coding systems, calendars, and schedule submission requirements
- Identify opportunities to reduce overall project duration through parallel activities, fast-track delivery, and optimised sequencing
- Develop early procurement and schedule-acceleration strategies for long-lead equipment and critical materials
- Evaluate alternative construction sequences and installation methodologies to improve project delivery
- Develop and monitor design schedules across architectural, structural, electrical, mechanical, civil, and controls disciplines
- Monitor construction sequencing and schedule interfaces across general contractors, specialist subcontractors, and equipment vendors
- Integrate commissioning, testing, system completion, handover, and Ready for Service milestones into the overall project schedule
- Identify recurring schedule risks and recommend improvements to project planning, procurement, design, construction, and project controls processes
Requirements:
- Experience in project planning, project controls, construction planning, or project management
- Experience supporting large-scale construction, infrastructure, engineering, or mission-critical development projects
- Experience coordinating project schedules across design, procurement, construction, commissioning, and handover
- Demonstrated ability to develop, analyse, update, and control integrated project schedules
- Ability to review and challenge schedules submitted by contractors and vendors
- Strong understanding of critical-path methodology, scheduling logic, dependencies, float, constraints, and milestone management
- Experience identifying schedule risks and developing practical mitigation measures
- Professional level Japanese (JLPT N2+); business level English
Preferred Requirements:
- Experience in data center, mission-critical, semiconductor, pharmaceutical, advanced manufacturing, energy, or other technically complex projects
- Experience with large-scale data center developments, capacity expansions, or customer fit-out projects
- Experience supporting projects from early planning and proposal through construction and
operational handover - Experience using Primavera P6 on large-scale construction or infrastructure development projects
- Experience with other scheduling, reporting, business intelligence, or project controls tools
- Experience establishing scheduling standards or project controls processes
- Experience consolidating multiple contractor schedules into a program-level master schedule
- Experience reviewing extension-of-time requests, delay analysis, or schedule-related contractual claims
