投資ディレクター/ Investment Director

A global real estate investment and development firm is looking for an Investment Director. The chosen applicant will be responsible for taking a leading role in evaluating, underwriting and executing institutional real estate investments.

Responsibilities:

• Underwrite new real estate investment opportunities and develop/review detailed Excel valuation models
• Conduct cash-flow, return and sensitivity analysis for prospective investments
• Prepare investment memoranda, presentations and other materials for internal Investment Committee approval
• Lead or support discussions with equity investors, including investment presentations, Q&A and site tours
• Coordinate commercial, construction, environmental, legal, tax and other due-diligence workstreams
• Support transaction documentation and coordinate closings across Acquisition, Fund Management, Asset Management, Finance and Development teams
• Support fundraising and investor relations activities
• Prepare quarterly investor reports and annual AGM materials
• Manage monthly liquidity forecasts and capital calls
• Maintain and update fund-level models
• Monitor fund and portfolio exposure, investment risks and compliance
• Prepare quarterly asset cash-flow forecasts and internal valuations
• Support annual asset budgeting and strategic business planning
• Coordinate closely with Development, Leasing, Finance and Business Development teams
• Act as a liaison between the Tokyo and Singapore teams
• Support senior management with ad-hoc investment analysis, presentations and business development activities
• Mentor and manage junior members where appropriate

Requirements:

• 5-7 years of institutional real estate investment experience (covering acquisitions, investment or asset management is ideal)
• Strong real estate underwriting and financial modelling experience
• Demonstrated experience preparing investment memoranda and presenting investment recommendations
• Experience with institutional investment committee processes
• Experience communicating with equity investors and supporting fund management/fund-raising activities
• Advanced level MS Excel; proficient in PowerPoint and Word
• Strong understanding of discounted cash flow analysis, returns, and interest-rate mechanics
• Familiarity with Japanese real estate ownership and investment structures, including domestic and cross-border structures
• Native level Japanese; business level English

• Private equity or venture capital exposure
