アセットマネジメント担当/ Asset Management

A foreign real estate and investment management company is seeking an Asset Manager. The selected applicant will oversee financial performance, property operations, leasing, and asset enhancement activities. This is a hybrid role.

Responsibilities:

• Manage logistics properties in Japan
• Prepare budgets and verify variances between budget, actual, and forecast
• Prepare monthly and quarterly asset management reports and provide required information to headquarters and investors
• Oversee property revenue, occupancy levels, operating expenses, and capital expenditures
• Coordinate with property managers for planning and execution of repairs, renovations, and building maintenance
• Conduct leasing and marketing of vacant space in the Japan portfolio to Japanese prospects and tenants
• Communicate with lenders, trust banks, accounting firms, lawyers, property managers, and contractors and negotiate terms and conditions of contracts and agreements
• Lead asset enhancement activities, including redevelopment
• Support sourcing and acquisitions, restructuring, refinancing, and dispositions

Requirements:

• Bachelor’s degree or above
• More than 10 years of experience in real estate asset management or investment
• Experience in leasing or brokerage firm management, tenant relations, construction management, and acquisitions, representing ownership interests
• Understanding SPC investment structures (GK/TK/TMK), the use of trusts, and non-recourse loan requirements
• Proficient in MS Office
• Posses a valid Japanese real estate brokerage licence (Takken) is a plus
• Proficient in Japanese; business level English is a plus
